Asset Manager of the Year

This award is for the organisation that has best managed the residential assets of its clients. Has your business done something particularly innovative to increase returns in the past year? Have you gone above and beyond to ensure the residential portfolios you look after don’t depreciate in value and any risks are mitigated? Have you spotted a major industry trend that has enabled you to maximise the value of a residential property or portfolio for investment purposes? Climate Crisis Initiative – Residential

Over the past few years, climate change has rocketed to the top of the agenda, fuelled by the UK government’s target to reduce carbon emissions to net zero by 2050 – one of the most ambitious carbon targets in the world. We want to celebrate the ground-breaking work the residential property sector is doing to tackle the climate crisis and improve the sector’s environmental credentials. This award is aimed at organisations and individuals working in the residential property sector that have implemented, completed or committed to a transformative ESG or climate-focused scheme, strategy or initiative in the past year.

Consultancy Practice of the Year

This category is about the quality of the consultancy advice practices offer clients. Whether you’re a one-man band or a large group, shortlisted candidates need to display unparalleled market knowledge and a strong track record of delivering first rate consultancy services in sales, lettings and/or development land. Is your organisation the cream of the crop when it comes to offering advice on affordable housing projects and section 106 agreements? Are you instrumental in making projects happen? Do you have a first-rate research department?


Deal of the Year (Over 250 Million) 

Have you pulled off a ground-breaking residential property deal against the odds? Has your business struck a property or corporate deal or entered into an important joint venture that moved the dial? Then we want to hear from you. To qualify, the deal must have completed within the past year. BTR Development of the Year

Are you the standout BTR developer of the past 12 months? In this business-focused category we are looking for the developer who has pioneered new ideas that have changed the face of BTR property development in the UK. Through strong strategic vision and exceptional collaboration both with internal teams and external stakeholders, this developer has pushed boundaries to deliver something exceptional to their customers, with the residents’ best interests always central to their thinking. Biggest doesn’t mean best – we’re not looking for the greatest number of units developed, but for a developer that truly deserves to be proud of their company’s achievements in the BTR space during the past 12 months. Who should enter? Developers working within the BTR market - this could be mixed residential, or specific student or later living accommodation. BTR does not have to be your exclusive focus, but for your entry to be eligible you must submit information and metrics specifically relating to your BTR portfolio. Please note: this is a company category, where judges will be looking for evidence of best company practice.

This award is for residential schemes or developments that have been completed or substantially developed in the last year. Do you know of a scheme with innovative features that give it the edge over competitors? Can you show how this has translated into exceptional financial performance? If so, then let us know. Perhaps your scheme shows your commitment to a top-quality design or innovative approaches to marketing. Or maybe it shows your commitment to green energy and regeneration.

Development of the Year (Less than 350 homes)

This award is for residential schemes or developments that have been completed or substantially developed in the last year. This category aims to celebrate large organisations (of more than 250 employees) that have moved the dial in the way they have provided debt or equity financing to the residential property market in the past year. Has your firm been particularly innovative in its approach to development finance or forward funding packages, for example? Has it targeted new areas of growth? Has it done something that makes it stand out from the crowd? Then we want to hear from you. This category is open to organisations and individuals primarily operating in the residential property sector. Small Financier of the Year (Under 250 Employees)

This category aims to celebrate an organisation (of fewer than 250 employees) that have moved the dial in the way they have provided debt or equity financing to the residential property market in the past year. Has your firm been particularly innovative in its approach to development finance or forward funding packages, for example? Has it targeted new areas of growth? Has it done something that makes it stand out from the crowd? Then we want to hear from you. This category is open to organisations and individuals primarily operating in the residential property sector. Health and Wellbeing Initiative – Residential

The health and wellbeing award aims to celebrate the organisation or individual that has done the most in the past year to support the health and wellbeing of staff, occupiers, or the local community. We are looking for an exemplary initiative, scheme or project that has raised the bar in terms of health and wellbeing. Has your building achieved a WELL certification and/or best-in-class environmental accreditation standard rating (e.g. BREEAM, LEED, SKA)? Have you done something ground-breaking to support the health and wellbeing of your staff or occupiers? Perhaps you have prioritised health and wellbeing features in a new scheme. Have you worked collaboratively on a community-focused project aimed at enhancing community health and wellbeing?

Landlord (Private and Social)

This award is open to all landlords with registered social-owned property, providing housing across the spectrum from social, affordable and private rent, shared ownership and private sale to homes for students, older and vulnerable residents and housing associations. We want to know any deals or flagship developments in the past year that set you apart from the rest of the market. Can you demonstrate that kind of exceptional performance? If you have excelled, then we want to hear from you. To stand out you will need to demonstrate how your approach to property management has driven impressive tenant retention rates and strong financial performance. BTR Operator of the Year

Are you the standout BTR operator of the past 12 months? In this business-focused category we are looking for the operator who has pioneered new ideas and significantly raised expectations in the BTR sector. Through strong strategic vision and exceptional collaboration both with internal teams and external stakeholders, this operator has pushed boundaries to deliver something exceptional to their customers, with the residents’ best interests always central to their thinking. Biggest doesn’t mean best – we’re not looking for the largest operator, or the greatest number of units managed, but instead for an operator that truly deserves to be proud of their company’s achievements in the BTR space during the past 12 months. Who should enter? Operators working within the BTR market – this could be mixed residential, or specific student or later living accommodation. BTR does not have to be your exclusive focus, but for your entry to be eligible you must submit information and metrics relating specifically to your BTR portfolio. Please note: this is a company category, where judges will be looking for evidence of best company practice.

Later Living Operator of the Year

This category acknowledges the achievements of organisations in the burgeoning later living sector. Modern day later living operators are creating schemes that are of such a high spec that they rival the finish offered by some boutique hotel group operators. As well as creating schemes that are aesthetically pleasing, they are also implementing intelligent design principles to make accommodation that’s more adaptable and flexible to meet the growing needs of people as they age. Do you operate such a scheme or portfolio of schemes? Have you raised the bar in the later living space in the past year? Then we want to hear from you.

Legal/Professional Team of the Year - Residential 

This category is aimed at law firms and specialist property consultants (or departments of larger agency firms) that provide one or more of the following: legal advice, valuation, rating, rent review and property/land and estate management. It is also open to building surveyors, firms that provide planning/development or environmental advice and practices that are strong in arbitration, claims, expert witness or legal services. It is not open to facilities management organisations or other property advisers. Have you moved the dial in the past year in the legal/professional space? Then we want to hear from you.


Newcomer Award – Residential

This category is open to organisations and individuals that have launched within the last three years or moved into a new sector in the last three years. We are looking for the rising stars of the residential property industry, whether you are in development, investment, agency, proptech or fund management. 


Property Manager of the Year

This award is for the organisation deemed to be the best residential property manager of the past year. Are you the go-to property management organisation for asset managers? Have you raised the bar when it comes to the day-to-day running of a property or portfolio with regards repairs, maintenance, security and upkeep? Do you take a hands-on approach to customer and tenant relations?

PRS Deal of the Year 

Who pulled off the best deal in the PRS sector in the UK in 2023?. It does not have to be the biggest transaction, but it does have to be the best – whether it is a merger or acquisition of another organisation, an acquisition or sale of property or an innovative joint venture.


Sales and Letting Agency of the Year

Have you had a standout year in residential sales and/or lettings? Has your team completely sold out a development or become the ‘go to’ agency for new instructions? Perhaps you achieved record sales or lettings volumes despite the Covid pandemic. What made your organisation stand out from the crowd in the past year? We want hard data on transaction volumes, but our judges also want to see evidence.


Large Developer (More than 1000 units)

Are you the standout large-scale residential developer or housebuilder of the past year? Have you developed landmark schemes, pulled off ground-breaking deals, embarked on innovative joint ventures or pioneered new ideas that have changed the face of property development in the UK? Have you moved the dial in terms of the ESG or social impact agendas? Have you raised the bar architecturally or developed a scheme that has helped regenerate an area? Then we want to hear from you.

Small Developer (fewer than 1000 units)

Size isn’t everything, and we’re looking for a developer who proved this over the last year. We want to hear from you if you know a niche or up-and-coming developer that has punched above its weight with a flagship scheme; can show significant growth in its pipeline; or has pioneered systems and approaches that bigger rivals cannot match. Have you moved the dial in terms of the ESG agendas? Have you raised the bar architecturally or developed a scheme that has helped regenerate an area? Then we want to hear from you.

Student Accommodation Operator of the Year 

Do you stand out in the UK’s crowded student accommodation sector? We are looking for an operator that against the odds really moved the dial in the past year. How did you rise to the myriad challenges posed by Covid? What did you do to support students, perhaps in terms of their health and wellbeing? Maybe you have introduced technological innovations? What did you do that went above and beyond what others were doing?

Technology Innovator of the Year

This category recognises the importance of technology in the Residential space, with an emphasis on how residents are directly benefiting from technology in action. The award will go to a standout technology supplier who has developed a product specifically for the residential property sector, or an operator using technology in an innovative way within their residential units to transform their residents’ occupancy, either directly or indirectly. Examples of this could include technology that directly enhances the everyday living experience of tenants, or more indirect benefits such as reducing the overall emissions of the unit, or creating a wider, positive environmental impact that residents will, perhaps unknowingly, benefit from. Judges will consider the usability of the tech, the extent of impact, the challenges that may have been overcome during implementation, and overall, what makes the technology so ground-breaking and innovative compared to similar offerings on the market.

Social Impact Initiative – Residential

Social impact has been one of the breakthrough issues of the past few years. We want to celebrate the best social impact projects and initiatives of the past year. We are looking for an organisation or individual that has implemented, completed or committed to a ground-breaking social impact scheme, project or initiative that has had a real and measurable positive social impact on the community.

BTR Social Impact Initiative

Is your BTR unit more than just a building? This award recognises the BTR scheme that has had the most positive impact on its social surroundings over the past 12 months. We’re looking for measurable evidence of how your scheme has provided a genuine benefit to its local region. Has it instigated interaction between residents to form or strengthen a community and boost mental wellbeing? Has it had a positive financial impact on the area or contributed towards the local levelling up agenda? Single or multiple schemes can be entered, as can joint entries. Judges will be looking at the relevance of the BTR scheme in the community it’s situated within, and the impact your completed BTR scheme is having – and will continue to have - on its immediate and wider community. Who should enter? The award will be given to a specific scheme – so any parties involved in the conception, design, development, implementation and management of the BTR unit can put their scheme forward for this award, so long as measurable evidence and results relating to the impact of the BTR scheme can be demonstrated. When submitting, we expect entrants to state key collaborators / parties involved in making the scheme a success.

Personality of the Year – Residential
