Residential Company of the Decade *NEW*

This year marks the 10th anniversary of the RESI Awards. To celebrate, we have introduced a one-off award to celebrate the best company in the residential company of the past decade – from 2011 to 2021. This award is open to companies from across the sector – agencies, developers, investors, financiers, later living operators and proptech companies – and aims to celebrate outstanding achievements in a decade that started in the depths of the global financial crisis and ended in the depths of the Covid crisis.

Have you blazed a trail in an emerging new part of the residential sector such as BTR or later living? Have you pivoted from commercial into residential or led the way in residential-led mixed use? Have you launched in the past decade and cornered a new part of the market? Have you helped turn an alternative part of the market into a mainstream part? Have you faced and overcome adversity or succeeded where others have failed? Then we want to hear from you.

Best Covid Response - Residential *NEW*

The Covid-19 pandemic has hit parts of residential sector hard. But the sector received more government support than commercial property, particularly in stimulating demand, and while businesses faced operational challenges, many responded quickly, boldly and with great ingenuity to the crisis and achieved success even in lockdown. Were you one of them? If yes, we want to hear from you. We are looking to celebrate a brilliant business, organisation or individual that has faced down the Covid threat and emerged from the crisis all the stronger for it.

You may have had to pivot as a business to continue operating during lockdown. Did you introduce an initiative or project to support tenants or residents? Or maybe you collaborated with other organisations on an important Covid-response initiative. Were you able to find a way to keep going where others in your sector did not?

Climate Crisis Initiative - Residential *NEW*

Over the past few years, climate change has rocketed to the top of the agenda, fuelled by the UK government’s target to reduce carbon emissions to net zero by 2050 – one of the most ambitious carbon targets in the world. The property industry is one of the biggest parts of the problem – the built environment is responsible for an estimated 40% of emissions – and potentially one of the biggest parts of the solution.

This year, to tie in with the second year of Property Week’s Climate Crisis Challenge campaign, we want to celebrate the ground-breaking work the residential property sector is doing to tackle the climate crisis and improve the sector’s environmental credentials.

This new award for 2021 is aimed at organisations and individuals working in the residential property sector that have implemented, completed or committed to a transformative ESG or climate-focused scheme, strategy or initiative in the past year (between 1 December 2019 and 31 January 2021).

Health and Wellbeing Initiative - Residential *NEW*

Covid has shone the spotlight on mental health and health and wellbeing. New for 2021, the health and wellbeing award aims to celebrate the organisation or individual that has done the most in the past year to support the health and wellbeing of staff, occupiers or the local community.

We are looking for an exemplar initiative, scheme or project that has raised the bar in terms of health and wellbeing. Has your building achieved a WELL certification and/or best-in-class environmental accreditation standard rating (e.g. BREEAM, LEED, SKA)? Have you done something ground-breaking to support the health and wellbeing of your staff or occupiers? Perhaps you have prioritised health and wellbeing features in a new scheme. Have you worked collaboratively on a community-focused project aimed at enhancing community health and wellbeing?

Social Impact Initiative - Residential *NEW*

Social impact has been one of the breakthrough issues of the past few years and has come to the fore in the Covid-19 pandemic. To tie in with Property Week’s role as media partner to LandAid and Newcore Capital’s Pro Bono Programme, we want to celebrate the best social impact projects and initiatives of the past year (between 1 December 2019 and 31 January 2021).

We are looking for an organisation or individual that has implemented, completed or committed to a ground-breaking social impact scheme, project or initiative that has had a real and measurable positive social impact on the community.

Asset Manager

This award is for the organisation that has best managed the residential assets of its clients. Has your business done something particularly innovative to increase returns in the past year (1 December 2019 to 31 January 2021)? Have you gone above and beyond to ensure the residential portfolios you look after don’t depreciate in value and any risks are mitigated? Have you spotted a major industry trend that has enabled you to maximise the value of a residential property or portfolio for investment purposes? Have you risen to the challenges posed by Covid in a particularly inventive way? Have you put ESG at the heart of your asset management strategy? Then we want to hear from you.

Consultancy Practice

This category is about the quality of the consultancy advice practices offer clients. Whether you’re a one-man band or a large group, shortlisted candidates need to display unparalleled market knowledge and a strong track record of delivering first rate consultancy services in the area of sales, lettings and/or development land. Is your organisation the cream of the crop when it comes to offering advice on affordable housing projects and section 106 agreements? Are you instrumental in making projects happen? Do you have a first-rate research department? Did you do something innovative or game-changing to rise to the challenges posed by Covid?

Deal of the Year - Residential

Have you pulled off a ground-breaking residential property deal against the odds? Has your business struck a property or corporate deal or entered into an important joint venture that moved the dial? Have you done a deal that shouldn’t have been possible in a pandemic? Then we want to hear from you.

To qualify, the deal has to have completed within the past year (between 1 December 2019 and 31 January 2021). It does not have to be the biggest transaction, but it does have to be the best – whether it is a merger or acquisition of another organisation, an acquisition or sale of property or an innovative joint venture.

Do you know of a scheme with innovative features that give it the edge over competitors? Can you show how this has translated into exceptional financial performance? If so, then let us know. Perhaps your scheme shows your commitment to a top-quality design and innovative approaches to marketing. Or maybe it shows your commitment to green energy and regeneration. Whichever part of the residential sector you operate in, the judges want to know in 750 words or less what sets your scheme apart.

Financier of the Year - Residential

This category aims to celebrate an organisation or individual that has moved the dial in the way they have has provided debt or equity financing to the residential property market in the past year (between 1 December 2019 and 31 January 2021). Has your firm been particularly innovative in its approach to development finance or forward funding packages, for example? Has it targeted new areas of growth? Has it done something that makes it stand out from the crowd? Has it done something innovative to address the challenges posed by the Covid pandemic?

Then we want to hear from you.

Landlord (Private and Social)

This category is open to all landlords with privately-owned property or registered social-owned property - so we expect competition to be fierce.

To stand out you will need to demonstrate how your approach to property management has driven impressive tenant retention rates and strong financial performance. Can you point to a flagship development, a stunning deal or significant growth? Let us know. You need to show in no more than 750 words what your organisation has accomplished in the past year (between 1 December 2019 and 31 January 2021).

This award is open to all landlords with registered social-owned property, providing housing across the spectrum from social, affordable and private rent, shares ownership and private sale to homes for students, older and vulnerable residents and housing associations. We want to know any deals or flagship developments in in the past year (between 01 January 2020 and 01 January 2021) that set you apart from the rest of the market. Can you demonstrate that kind of exceptional performance? If you have excelled, then we want to hear from you.

Large Developer (More than 1000 units)

Are you the standout large-scale residential developer or housebuilder of the past year? Have you developed landmark schemes, pulled off ground-breaking deals, embarked on innovative joint ventures or pioneered new ideas that have changed the face of property development in the UK? Have you moved the dial in terms of the ESG or social impact agendas? Have you raised the bar architecturally or developed a scheme that has helped regenerate an area? Then we want to hear from you.

We are looking to reward achievements specifically between 1 December 2019 and 31 January 2021.

*Please note to be eligible for large developer of the year you must have created more than 1000 units in the past year (between 1 December 2019 and 31 January 2021).

Later Living Operator

This category acknowledges the achievements of organisations in the burgeoning later living sector. Modern day later living operators are creating schemes that are of such a high spec that they rival the finish offered by some boutique hotel group operators. As well as creating schemes that are aesthetically pleasing, they are also implementing intelligent design principles to make accommodation that’s more adaptable and flexible to meet the growing needs of people as they age. Do you operate such a scheme or portfolio of schemes? Have you raised the bar in the later living space in the past year (1 December 2019 and 31 January 2021)? Then we want to hear from you.

Legal/Professional Team of the Year- Residential

This category is aimed at law firms and specialist property consultants (or departments of larger agency firms) that provide one or more of the following: legal advice, valuation, rating, rent review and property/land and estate management. It is also open to building surveyors, firms that provide planning/development or environmental advice and practices that are strong in arbitration, claims, expert witness or legal services. It is not open to facilities management organisations or other property advisers.

Have you raised the bar when it comes to the day-to-day running of a property or portfolio with regards repairs, maintenance, security and upkeep? Do you take a hands-on approach to customer and tenant relations? Have you responded to the challenges posed by Covid or the Grenfell disaster in a particularly inventive way?

Who pulled off the best deal in the PRS sector in the UK in 2020? Have you done a deal that shouldn’t have been possible in a pandemic? Then we want to hear from you. To qualify, the deal has to have completed within the past year (between 1 December 2019 and 31 January 2021).

It does not have to be the biggest transaction, but it does have to be the best – whether it is a merger or acquisition of another organisation, an acquisition or sale of property or an innovative joint venture.

Have you had a standout year in residential sales and/or lettings? Has your team completely sold out a development or become the ‘go to’ agency for new instructions? Perhaps you achieved record sales or lettings volumes despite the Covid pandemic. Did you rise to the Covid challenge in a particularly innovative or ingenious way?

What made your organisation stand out from the crowd between 1 December 2019 and 31 January 2021? We want hard data on transaction volumes, but our judges also want to see evidence .

Size isn’t everything, and we’re looking for a developer who proved this over the last year (1 December 2019 and 31 January 2021). We want to hear from you if you know a niche or up-and-coming developer that has punched above its weight with a flagship scheme; can show significant growth in its pipeline; or has pioneered systems and approaches that bigger rivals cannot match. Have you moved the dial in terms of the ESG agendas? Have you raised the bar architecturally or developed a scheme that has helped regenerate an area? Then we want to hear from you.

Do you stand out in the UK’s crowded student accommodation sector in this most challenging of years? We are looking for an operator that against the odds really moved the dial between 1 December 2019 and 31 January 2021. How did you rise to the myriad challenges posed by Covid? What did you do to support students, perhaps in terms of their health and wellbeing? How did you deal with the lockdowns and the student rents? Did you continue to invest in the sector despite the challenging climate? Maybe you introduced technological innovations? What did you do that went above and beyond what others were doing?
